What should I look for in a new roof?

Reroofing your home is an important decision . . . it is a major investment and your new roof will be on your home for many years to come. And it can be a difficult decision . . . selecting the right roofing material can be a challenging process. Selecting the right roofing material is the first decision to be made. Key points to consider when you choose the roofing products are style, color, performance and warranty protection.

Select product style and color that best complement your home's exterior brick, paint or siding.

Make sure the roofing product meets code/neighborhood requirements.

UL Class "A" fire rating is the highest fire resistance standard.

Will the weight of the product require added reinforcement? (Check your building department in your city concerning reinforcement requirements.)

Are there neighborhood restrictions concerning roofing materials used?

Product warranty

How long of a warranty are you looking for? Roofing products vary in warranty from 10 years for built-up products, 20 to 40 years for composition shingles and up to 60 years to even lifetime warranties on some tiles.

Is the roofing product walkable?

Although roofs are not designed to be walked on, some products are much more walkable than others. For instance composition shingles, simulated shakes and simulated slates are usually very walkable, while concrete and clay tile are not walkable.
  • Do you have a 2 story split level house that requires access on the roof?
  • Do you have skylights or windows that need to be cleaned and will require access to the roof?
  • Do you install holiday decorations that would require you to go on your roof?
  • Is your home capable of handling a heavyweight tile or is it going to be limited to a lightweight product?

Homes with existing composition shingles, wood shakes or rock are most likely going to be restricted to lightweight products. Depending on what the city requires you may or may not be able to reinforce the structure to handle the heavier weights. If you are considering going to a heavyweight product it is best to start off with a Structural Engineer to determine if reinforcement is an option.
